Kelly Stanton called the meeting to order at 7:03 p.m.                                                                                               

Present:  Alyse Avitabile, Kelly Stanton, Karen Lentz and Charlie Abell. Jim Cooper was absent.  Also in attendance: 8 members indicated by sign in sheet, and Sharon Lockamy with TCB Property Management.

Charlie Abell made a motion to accept the March 1, 2015 Board of Director Meeting minutes as presented.  Alyse Avitabile seconded the motion and the motion was approved unanimously by voice vote.

OLD BUSINESS:

Update on Properties in Arrears: Kelly Stanton reported one of the properties in foreclosure went up for auction today.

New Resolution to Change Ballot Procedure for Annual Meeting:  Brian Hess quoted $2500 to $3500 for the amendment.  This item has been tabled.

 Unapproved ARC House Painting Appeal:  Charlie Abell made a motion to proceed to the next step in the procedure.  Alyse Avitabile seconded the motion, Karen Lentz was opposed, the motion was approved with a majority vote of the Board.

Parking Issues:  The Board is asking if anyone has any suggestions, please forward to a Board member or TCB Property Management.

Reserve Account:  Alyse Avitabile made a motion to move $2500 from the operating account to the reserve account. Charlie Abell seconded the motion and the motion was approved unanimously by voice vote.

REPORTS:

ARC Architectural Guidelines Review/Update:  Kelly Stanton reported that the guidelines have been updated, and they are ready to be reviewed by Brian Hess at Clayton & McCulloh.  The Board asked for additional time to review this.  The Guidelines will be tabled until the April meeting.

Homeowner at 2090 Hedgerow noted that the paint color he has been using is ‘on file’ at Home Depot under the name “Copperfield.”

Landscape Committee Report: 

  • Several of the median Indian Hawthorns look like they are dead.  Charlie Abell reported that some of them were removed.  Also the trimming of the palms has been completed.  The landscape committee will make other recommendations for the entrance to the Board.
  • Trimming of the entrance palms and large vegetation “clumps” on either side of the entrance was completed satisfactorily by Leland Tree Service
