Kelly Stanton called the meeting to order at 7:01 p.m.

Present:  Alyse Avitabile, Kelly Stanton, Jim Cooper, Karen Lentz and Charlie Abell.  Also in attendance: 4 members indicated by sign in sheet, and Renae Foster with TCB Property Management.

Alyse Avitable made a motion to accept the July 2015 Board of Director Meeting minutes as presented. Jim Cooper seconded the motion and the motion was approved unanimously by voice vote.

Old Business: 

New Resolution to Change Ballot Procedure for Annual Meeting:  Due to the cost, this item has been tabled.

Review Resolution on Vinyl Fences:  Kelly Stanton presented the new draft for everyone in attendance to review.  After some discussion, Kelly will make some minor additional changes and meet present it again at September’s BOD meeting.

Outstanding Violations:  The Board discussed two violations that are still outstanding after three notices were sent to the owners.

One of the homeowners attended the meeting, and has agreed to repaint her home.  Kelly will have Rita DiLauri drop off the color palette for her to select a color from.

The Second owner will be sent to Clayton & McCulloh for compliance as motioned at the June Board of Directors meeting.

Kelly also reported there are about a half dozen more to review, and she will send those addresses to the Board for review prior to the September meeting for discussion.

REPORTS:

LANDSCAPE COMMITTEE REPORT:

Entrance median landscaping project has been completed with the delivery and placement of the boulders.

Suggestion for the Board to begin planning / and budgeting for the replacement of the aged plantings and improvements to the landscaping on either side of the entrance.  This could include removal of the dead and dying junipers, additional fan palms, rearranging existing and adding additional landscape boulders and replacing existing mulch with river rock similar to that used in the median. All of these actions would result in lower future entrance maintenance cost.

Kelly is going to contact Brevard Stone regarding the boulders as the Board is disappointed with the size.

 Renae Foster reported that since the July report, there are only 9 owners who owe 1 quarter.  Renae will also send a letter to the owner that is behind more than 3 quarters to let them know we will be collecting rent from the tenant if they do not pay within 30 days.

New Business:

  • After brief discussion, the time of Board Meetings will remain at 7:00 pm.
  • Checked / updated links on the "Community Info" webpage.  Added a link called "Everything Brevard County" - this is the Brevard County Website Site Map where everything is listed out alphabetically.
  • Updated web for company contacts; link is under "Useful Information" on our webpage (bottom right):  Fence - Hercules Fencing, Plumbing - CDS Plumbing, Electrical - Amos Electric, Heating & AC - Tony Cook Heating and AC
  • Discussed Violation Flow Chart for Repeat Violations.
    • Repeated violations will be treated as a continuing violation.
  • Discussed topics for next issue of Copperfield Chronicles.
  •         Letter received from Earl McMillan (North Merritt Island resident) concerning the Port Canaveral Rail Extension (PCRE); will post scanned copy on our webpage.

Next Meeting:  September 15, 2015 - 7:00 PM - The Health Center of Merritt Island - 500 Crockett Blvd.

Adjournment:   Alyse Avitable made a motion to adjourn the meeting at 8:04’ p.m.  Karen Lentz seconded the motion and the motion was passed unanimously by voice vote.
