Kelly Stanton called the meeting to order at 7:05 p.m.

Present:  Alyse Avitabile, Kelly Stanton, Charlie Abell and Steve Balch.  Mike Scira was absent.  Also in attendance: Renae Foster with TCB Property Management, and 5 owners indicated by sign in sheet.

Alyse Avitable made a motion to accept the January Board of Director Meeting minutes as presented. Steve Balch seconded the motion and the motion was approved unanimously by voice vote.

OLD BUSINESS:

ARC Architectural Guidelines steps:  Kelly Stanton has emailed the final draft to Sonia Bosinger for review.  Sonia will review the Document and make recommendations, which will then be brought to the Board for discussion. 

Topics for Next Chronicles: 

  •        Trespassing on property to the North of Copperfield - trespassers are entering the property between 665 Heather Stone and 667 Heather Stone.  Fence has been broken at least twice.  Small bonfire has been found.  Items have turned up missing from a barn on the property.  Police have been notified and property owner plans to press charges if anyone is found on the property.  Please notify your kids and any neighbors who have kids.
  •       Increased Hawk activity in the neighborhood - watch small pets - http://hawksaloft.org/hawks-aloft-inc-2/frequently-asked-questions/ recommends "that for animals less than 15 pounds, that you supervise all of their outdoor activities and that cats be kept indoors at all times."
  •        House Numbers - According to https://www.nachi.org/house-numbers.htm "House numbers should be clear enough so that police, the fire department, paramedics, etc., can quickly locate properties in an emergency. House numbers are often the only way that first-responders can identify their intended destinations.  A number of jurisdictions have begun enforcing laws through strict fines for homeowners who do not comply with laws that impose requirements for house numbers."
  •       Garage Sale- Will be scheduled for some time in Mid-April, and posted on FaceBook, Craig’s List, The Florida Today, and the Hometown News.

Violation Status:  This item has been tabled for the next meeting.

Health Center: Health Center has changed name to Solaris HealthCare.  Steve Balch has volunteered to clean up and update the signs for the meetings.  He is still working on them.

2015 Financial Statement:  Renae Foster will turn in the signed Engagement Letter and the Documents needed for Runyan & Taylor to complete the Annual Financial review and 2015 tax return.

Reports:

Landscape Committee Report:

  1. The front median small palm has been replaced.
  2. The sub-zone valve repair has been completed.
  3. Ray McDermott will contact Southern Greens concerning the quote to look at the pump.
  4. Alyse and Renae are going to make sure we add the entrance palm tree trimming into the budget as a separate line item next year.  It costs approximately $300 and needs to be done twice a year.
  5. The Board was presented with and reviewed two quotes for re-painting the front entrance wall.  Kelly Stanton is meeting with a 3rd contractor on Sunday to obtain an additional quote.  This will be reviewed again for a decision at March’s Board meeting.
  6. The Board was presented with and reviewed two quotes for re-doing the landscaping at the front entrance.  Ray McDermott is hoping to obtain a 3rd quote as well.

Workshop:  Planned for Wednesday, February 24 in this classroom.  Kelly to check availability of room.  Topics:

o   1) create ARC Charter

o   2) create Landscape Committee Charter

o   3) create brief ‘description of duties’ for Board and Committee positions so people know what responsibilities they are accepting

Adjournment:  Alyse Avitable made a motion to adjourn the meeting at 7:58 p.m.  Steve Balch seconded the motion and the motion was passed unanimously by voice vote.
