Board of Directors Meeting

Kelly Stanton called the meeting to order at 7:01 p.m.

Present:  Kelly Stanton, Charlie Abell, Mike Scira and Steve Balch. Alyse Avitable was absent.  Also in attendance:  Renae Foster with TCB Property Management, and 10 homeowners indicated by the sign-in sheet.

Steve Balch made a motion to accept the September Board of Director Meeting minutes as presented. Mike Scira seconded the motion and the motion was approved unanimously by voice vote.

OLD BUSINESS:

ARC Architectural Guidelines steps:The document has been reviewed by AB Law.  The Board has reviewed her suggestions.  If and when the Amendment passes at the Annual Meeting, then the Board will vote on the Rules & Regs at the December meeting.

Proposed Topics for Next Chronicles:

  • FAQ- Fence/Wall Maintenance

Violation Status from AB Law:  There are currently two properties being worked on by AB Law for enforcement issues.  One has had major improvements.  AB Law will send a follow up letter to the other.

Annual Meeting Preparation:  The Documents were received from AB Law today, and the Board has had some time to review them.  After some discussion on concerns of the verbiage used in the cover letter, Steve Balch has volunteered to draft an email to Sonia to address the concerns.  The proposed budget was reviewed and the Board was in agreement to send it out for voting at next month’s annual meeting.

Copperfield Picnic:  Dan reported that there are not as many RSVPs as he would like, so for homeowners to encourage their neighbors to come and bring their kids, grandkids, etc.  There will be plenty of food, drinks and yard games for the kids.  They are also looking for donations of any amount to help pay for a bounce house for the kids to play in.  Steve Balch volunteered to update the sign to include information about the picnic.  In addition, Kelly and Carolyn will go to BJ’s to shop for the party.

Landscape Committee Report:

  • Ray contacted Leland Tree Trimming to remind him to schedule the routine trimming of the entrance in November and to request a proposal on removing and grinding the stumps of the damaged palm trees at the entrance.  Proposal received.
  • Ray contacted Blue Bell Landscaping regarding a proposal on entrance landscape improvements.  Received response advising that they had all the information needed and would get a response to us ASAP.
  • Ray will also be meeting with Plantation Landscaping to get a proposal for entrance maintenance/landscaping.

NEW BUSINESS:

Bid from Leland on Additional Clean-up Trimming:

Charlie Abell made a motion to accept the bid from Leland for $600.  Steve Balch seconded the motion and the motion was passed unanimously by voice vote.

Southern Greens:  Kelly Stanton is making a list of grievances and areas that she feels Southern Greens has not met their contractual obligation to go over with them.  Charlie Abell would like to go out for bid on the lawn maintenance contract, and has agreed to work with Ray meeting with potential contractors.

Adjournment:  Steve Balch made a motion to adjourn the meeting at 8:21 p.m.  Mike Scira seconded the motion and the motion was passed unanimously by voice vote.
