Board of Directors Annual Meeting Minutes
November 20, 2019 - 7:30 PM

Steve Balch called the Annual Member’s meeting to order at 7:30 p.m.
Present: Mary Anne Sonnenberg, AJ Nick, Steve Balch, and Sherrill Stramara were present. Kelly Stanton was absent. Also in attendance: 11 members indicated by sign in sheet, 8 members by proxy, and Renae Foster with TCB Property Management.
Mary Anne Sonnenberg made a motion to approve the 2018 Annual Meeting minutes as presented. Sherrill Stramara seconded the motion and the motion was approved unanimously by voice vote.
OFFICERS REPORTS:
President – Steve Balch stated that we had a pretty low key year; we handled a couple of issues (well pump & short term rental amendment) that came up throughout the year.

REPORTS OF DIRECTORS:
2020 Election – There were no nominations from the floor. The current Board will just stay in place.
The 2019-2020 BOD is Andrew Nick, Mary Anne Sonnenberg, Kelly Stanton, Steve Balch and Sherrill Stramara.
Unfinished Business:
Drainage Pipe in Lake Copperfield: Extreme Grounds is contracted to clean this out once a year. Renae will reach out to Extreme Grounds concerning the palm trimming, pepper trees, and drainage pipe.
2020 Budget- Discussion was allowed from the floor on the proposed 2020 budget.
AJ Nick made a motion to approve the 2020 budget as presented at $50 per quarter. Mary Anne Sonnenberg seconded the motion, and the motion was passed unanimously by voice vote.
Adjournment: Carlos Valdes made a motion to adjourn the meeting at 8:02 p.m. Mary Anne Sonnenberg seconded the motion and the motion was passed unanimously by voice vote.

Steve Balch called the Organizational meeting to order at 8:03 p.m.
Present: Mary Anne Sonnenberg, AJ Nick, Steve Balch, and Sherrill Stramara were present. Kelly Stanton was absent. Also in attendance: Renae Foster with TCB Property Management.
Sherrill Stramara made a motion for Steve Balch to remain President, Kelly Stanton to remain Secretary, Sherrill Stramara to remain Vice President, Mary Anne Sonnenberg to remain Treasurer and AJ Nick to remain a director. Mary Anne Sonnenberg seconded the motion and the motion was approved unanimously by voice vote.
Sherrill Stramara made a motion to adjourn the meeting at 8:05 p.m. Mary Anne Sonnenberg seconded the motion and the motion was passed unanimously by voice vote.
